Key sites and areas
1: Innova Park
A mixed-use development comprising a major logistics business
park, offices, workspace units, residential, Academy, hotel and
restaurant, with further opportunity sites available for business and
leisure uses.
2: Brimsdown
Maintaining a strong industrial focus, the number of freehold units
will increase. There is scope to continue the trend of upgrading the
quality of the industrial stock. There will also be improvements to the
station precinct and the riverside walk will soon be completed.
3: Ponders End
Major development sites are available in Ponders End town centre
and close to the railway stations providing potential for significant
mixed-use development and direct linkages to the employment areas
and waterside beyond. There are significant opportunities to create
a new mixed-use node alongside the Lee Valley Regional Park. (See
appendices at the back of this document for more detailed information)
4: Pickett’s Lock
A key leisure and sporting node located within the Lee Valley
Regional Park. It includes the Lee Valley Athletics Centre the largest
indoor and outdoor athletics centre serving London and the South
of England, with specialist areas for the delivery of sport science
and medical support services by the English Institute of Sport, an
18-hole golf course, 12 screen cinema and restaurants. Proposals
for the future enhancement and development of this area including
improved public transport and access to the waterside are being
considered as part of the Lee Valley Regional Park Authority’s Park
Development Framework to be completed by the summer of 2008.
5: Central Leeside
A major opportunity area immediately alongside the North Circular
Road and straddling the Lee Navigation, with the potential to create a
new node through the redevelopment of vacant and under-used brown
field sites and through intensifying industrial uses. (See case studies at
the back of this document for more detailed information).
6: Tottenham Hale
An emerging yet significant urban centre with densely developed
residential areas and direct access to the Lee Valley Regional
Park. The area, which already has an approved masterplan, will
focus around plans to improve the Victoria Line underground
station and gyratory, together with a mixture of employment,
retail and leisure uses further supported by significant house-
building projects. (See case studies at the back of this document

7: Blackhorse Lane
A new mixed-use development around the station precinct,
intensifying land uses in an area with strong public transport links
with improved access to existing open spaces. (See case studies at
the back of this document for more detailed information).
8: Northumberland Park
Developing a new community spine with better links to White Hart
Lane, the Regional Park and Stonebridge Lock, the area will offer
improved local employment opportunities, as well as mixed-use
development opportunities along Watermead Way.
9: Leabridge Gateway
An area with major employment potential, together with numerous
access points into the Lee Valley Regional Park, the vibrant business
opportunities of Leabridge Road, and links to an enhanced town
centre with mixed use development opportunities.
10: The Lee Valley Regional Park
A wide range of sporting, leisure and recreational facilities are
located within this part of the Regional Park adjoining Lea Bridge
Road including the WaterWorks – a visitor attraction which combines
a fantastic heritage nature reserve with an 18-hole, par 3 golf
course. Public access on dedicated foot and cycle paths is being
improved throughout the Regional Park to enhance access from the
surrounding communities within the Upper and Lower Lee Valley
to a variety of open spaces, nature sites, water based attractions,
sports and leisure facilities.
